How to Build
a Team
Consists of obtaining any size property from single family to complexes and renting out units to collect cash flow. Buy & hold means that by holding the property you are receiving more rental income year over year and building wealth.
This is a type of tenant which is on the government program called section 8 through Hud. These tenants get government help to pay rent directly to landlord which is usually 20% above fair market rents and guaranteed.
This can be done by anyone, literally anywhere. Simply locking up a contract for a property or building that is assignable and at a formula where the paper (contract) can be sold to an end buyer or investor. You are strictly acting as the middleman.
Just as it sounds you are buying a property or building at a decreased price, adding value by rehabbing the property or building which raises the value and then once the project is completed, you sell for a profit.
This is when you do renovations on a property or building without purchasing it. Contract with the seller or person that you will fund the renovations and get them a better price while you lay out the funds and get the renovations completed.

What types of real estate investing do you teach?
Well, we teach buy & hold for rentals, section 8 investing, common investing, wholesaling, fix & flips, novations and how to manage a business. If you can make money and it has to do with assets, we teach it. There are many ways to make fast cash, consistent cashflow and money without having money in real estate so we want to give everyone the option to succeed.
Do I need good credit to buy properties?
No, but if you have good credit, it will allow you to use more methods to buy real estate. If your credit is unusable, you can still buy using private money, owner finance, leverage primary asset, hard money, heloc and partnering. Having good credit will allow you to use banks only.
What types of properties do we buy?
That depends on what you are looking to do. Section 8 Investing we buy $60-$80k properties and for common tenants we still stay under a price of $150k for the reason that we do not want our debts to overcome our income. For multi-family these numbers will vary.
